I am a realtor and I recently started buying foreclosed houses, then reselling them. These tend to be a bit of a fixer-upper, and it takes some work to be able to resell them for a profit. Most notably, no one wants to buy a house with a swimming pool. So whenever I buy a foreclosure with a pool my first call is to a demolition company specializing in swimming pool demolition. Below are the 4 steps I take to making this happen.

  • STEP ONE: Find a Swimming Pool Demolition Expert

    Call around and find a demolition company that specializes in swimming pool demolition. It’s best to get a few estimates so you can be sure you’re getting the right price. Swimming pool demolitions varies widely from company to company. I suggest getting at least three to compare, and make sure you get these quotes in writing!
  • STEP TWO: Decide What Kind of Swimming Pool Demolition You Need

    What many people might not be aware of, I know I wasn’t beforehand, there are actually two types of swimming pool demolition. They are: partial pool demolition and complete pool demolition. Complete swimming pool demolition is when a demolition company removes all the concrete and fills in the hole. In my case, I always choose this type of swimming pool demolition because it’s the only one my town allows.

    Partial swimming pool demolition is where only a few feet of concrete is demolished and then used as fill for the pool. Partial is a lot cheaper to do, so if you are also flipping houses look into this as a possibility.
  • STEP THREE: Pull Your Swimming Pool Demolition Permit

    Swimming pool demolition requires some kind of permit so just file the permit with your city’s building office. Often times the pool demolition company is able to handle this step for you, so check with them first.
  • STEP FOUR: Have the Swimming Pool Demolished and Filled In.

So I live in Los Angeles. I graduated film school and considered by most of my friends to be quite the geek. I also just bought my first home and wanted to feel like less of geek, so I decided to try and remodel my kitchen myself. That was a mistake. I should have hired an LA kitchen demolition company because what did I end up with? I ended up with a giant mess.

Instead of calling a demolition company I said to heck with it! And bought my own sledgehammer. That kitchen was all mine baby. Within the hour I had hacked into a load bearing with that sledgehammer and might have along the way caused some minor structural damage to my house. By this point any sane person would call a demolition company, but me? No, I kept right on going.

I tore down my kitchen cabinets with that sledgehammer and mangled the kitchen island. I really didn’t know what I was doing. Perhaps it had gone past demolition into a form of high performance art. Looking back on it now, after my fiancé took away my sledgehammer and nearly broke up with me, I say to myself, what was I thinking? I should have called a demolition company. I am a screenwriter in Los Angeles for pete’s sake, not a demolition man.

The contractor I eventually hired to remodel the kitchen was able to fix or patch most of my haphazard demolition work. It wound up costing me way more in the long run of course. I stress, hiring a demolition company from the start would have been cheaper, although maybe not as much fun!

This year we are remodeling our garage into an office. I tried to convinced my now wife to let me try again to handle the demolition. She said no. So we are calling a professional demolition company this time. Aw shucks.

Having a swimming at home and maintaining it can be very expensive. It should take some planning and budgeting if you ever consider having a swimming pool installed at home. But What if you bought a house that came with a swimming pool and you’re not even interested in having one let alone maintain one that you were forced to have?

I’ve actually seen a few houses whose owners were faced with this dilemma. Ive seen people do all sorts of things to their old swimming pools that made me laugh, stare in awe and applaud them for their ingenuity. I saw someone once put a roof over his pool, some small port hole windows and turned the whole thing into his underground den that he called his bunker.

I knew this woman who put some wooden mesh all around the sides of the pool, some greenhouse roofing on to of it and turned it into a greenhouse. A Greenhouse she swears traps in more moisture since its below ground. I even knew a guy once whose son turned their pool into his private skateboard obstacle course. It was all fun and games until someone broke his arm.

I guess the most common and probably the best way to get rid of an old swimming pool is to just get rid of it. Have someone who can provide a swimming pool removal service just come one, demolish your swimming pool and fill it in with dirt. You can have a garden on top of it or pavement to just simply expand your backyard.
